What is Endorsement? Endorsement provides the active certificate holders with the option of endorsing the current year's delinquent tax onto the original tax lien sale certificate. Subsequent payment of the delinquent tax will earn the same rate of interest as the original certificate. Yearly endorsements by the active certificate holders keep the current year's delinquent tax from being sent to Tax Lien Sale again so that a junior lien holder is not created.

Colorado Revised Statutes, 39-11-119, provides that a holder of a certificate of purchase may pay subsequent taxes on the property of which the buyer holds an unredeemed certificate, and this payment will be endorsed onto both the original certificate and the tax lien sale record in the Treasurer's office.

When am I able to Endorse? The Gilpin County Treasurer will accept subsequent payments of taxes beginning August 1st. Delinquent tax notices for endorsements are mailed to all certificate holders the first week of August with a first come, first pay endorsement.

What do I need to do? After receiving your delinquent tax notices for endorsement, please notify us as to which certificates you wish to endorse by mailing the payment stubs by the last business day of August with the amount due. Personal checks are accepted.

When can I apply for a Treasurer's Deed? Application may be started after August 1st of the third year after the tax lien sale in which the tax lien certificate was purchased. For instance, a tax lien purchased in November 2011 for the 2010 taxes will allow a Treasurer's Deed application in August of 2014. Any tax lien sale certificate purchased prior to 2011 may be applied for immediately.
